Many are frustrated with their plans being stuck in permitting with no glimmer of hope that their permit will be issued any time soon. Some of these calls reveal tough designs that require changes to meet building codes and from reviewing the jurisdiction’s rejection comments, some of the callers’ problems were preventable on the frontend before submitting.

To help you mitigate reasons for rejections and to collapse the time it takes you to pull your construction permit, below are 21 ways to avoid delays in permitting in the new year.

  • 1. Make sure all Engineering plans are signed and sealed.
  • 2. Confirm all Architectural plans are signed and stamped legibly.
  • 3. Properly upload files and documents to the correct folders during electronic submission.
  • 4. Close out any old permits associated with work already completed.
  • 5. Alert Contractors to demo only and to refrain from going way beyond what is considered demo work.
  • 6. Use correct IEC on plans as recognized by jurisdiction.

Contractors – Some Straight Talk About Getting Your Building Permit

So, a Contractor just finished the punch list on their customer’s renovated building; and they are feeling good that they wrapped up the project early and managed to make a good profit. After a few weeks, as the customer starts the process to sell their building, a fear rushes over them because they are unable to find proof of Certificate of Occupancy (CO) or evidence of a building permit is being pulled. Several attempts to reach the Contractor are futile with no one answering the phone and emails go without a response. As this movie scene fades to black, the Customer grapples with possible next steps to resolve their lack of CO and building permit.

Some contractors are so eager to start construction and simply forget to pull a permit. When they recognize their error, the contractor stops work, obtains and posts on-site the proper building permit.

And from phone calls we receive project owners from time-to-time, we know that there are a few contractors that have no shame in not pulling, when scope dictates, the necessary permits and blatantly disregard building a safe structure for their customers. This is a no-win situation.

  • Call for inspection
  • Address any deficiencies identified during City inspection

So, as other Contractors may complain about business slowing down in their area, know that like Jerry Rice, the greatest Wide Receiver in NFL history, it is best to play full out all the time in pulling building permits. Building permits keep you in compliance, provide clarifications on your projects, and help you to build safe structures.

For example, some industry construction data from this month show building activities are down in some residential markets in the West Coast and even in parts of Texas and other geographical markets show signs of slowing in commercial projects. You can buckle at the knees and become fraught with worry on ways to cut corners including forgoing pulling a permit or you can move forward in executing a sound pre, during and a post-construction plan involving adhering to local jurisdiction building codes.

To assist your Construction, Architectural or special trades firm in pulling permits regardless of market economics, below are 7 ways to play ball in permitting.

Make sure you are diligent during preconstruction as this phase positions you for success during the rest of the game and sets the tone for pulling a permit in a timely manner.

#3. Ask Questions – Making inquiries to Plan Reviewers, Plan Analysts, etc. cost you zero dollars and provide huge returns. Yes, your area jurisdiction’s Plan Reviewers are busy. Yes, you might not receive a callback or response to your email in a time frame you were expecting, but keep calling, and emailing until you receive an answer. Why? This is the ultimate time and money saver and it is a low-cost way to make sure your permitting package is spot-on prior to submission.

#4. Check the Jurisdiction’s Website – It is true that some jurisdiction’s web sites are sparse with information including outdated forms. We have found that across the States, most jurisdiction web sites offer a plethora of information on permitting residential, commercial, industrial and other kinds of projects.

#5. Punt Making Assumptions – Guessing how a Plan Reviewer may view of the way your plans attempt to satisfy building codes is a risky path the run. We have heard this too many times from Contractors making an assumption and after the 2nd rejection, call us to help. As I write this article, Hurricane Dorian has decimated the Bahamas, blew passed Florida and is on its path along the southeast coast of the Carolinas leaving a swath of destruction behind. Local, regional and out-of-the-area contractors are positioned in the starting blocks to rush in on opportunities to rebuild, rehab and repair residential, commercial and other types of properties. This is business and a time to grow for many contractors in this market.

While most contractors operate on the straight arrow, it is a fact that some contractors get tempted to skirt-around building code ordinances and a few are scammers that never pull a construction permit. The latter is to be avoided at all costs.

For those contractors fighting the temptation to not pull a permit to save time, for contractors that are stretched with projects and for contractors that are unfamiliar with certain jurisdictions along the Southeast Coast of the United States and in the Bahamas, below are the top 7 reminders for always pulling a building permit when the project scope dictates.
